THE STUNNING COSTA De LUA, VILANCULOS - MOZAMBIQUE


Mozambique, unlike South Africa, has a different method of ownership of property. The developer holds the cession of lease on the land and once construction of the home is completed house is transferred into the name of the new owner.
Registration of residence in accordance with Mozambican law, will be given upon completion of each residence.
Transfer to be affected by recognised Mozambican law firm.

There are two categories of land in Mozambique.

1. Municipal:-  Within municipal boundaries of the town.
2. Agricultural:-  Any land that is out of the municipal boundary is referred to as agricultural land.

General property law within municipal and agricultural areas.

Improvements, whether it is the construction of a mansion or a fisherman’s cottage, must commence within two years of acquisition in order for the lease to take effect.  Once the improvements are complete the owner becomes the title holder in respect of the improvements.
The de facto situation is that the area which is demarcated as the lease area, along with the improvements is exclusively the domain of the lease holder.

The lease is fully transferable, should the lessee wish to dispose of it to a third party.

Legitimate Documentation

Rafal Limitada has gone to great lengths to obtain rights to certain land in the Vilanculos area for development and tourism.  The long and tedious task of obtaining all necessary documentation from various institutions has been completed. Location.

The properties referred to are situated in the vicinity of Vilanculos.  Vilianculos is 700 km north of Maputo on the mainland overlooking the Bazaruto Archipelago.

Roads.

The road from Maputo to the border of Tanzania is being widened and re-surfaced.
A toll road is to be built from Pafuri (Northern Point of Kruger Park) to Maphinhane 70 kms south of Vilanculos.
The roads from Vilanculos to stands are sand roads. 4 x 4 or 4 x 2 is necessary.

Air Transport.
There are direct flights from Lanseria International Airport on Monday;Wednesday and Fridays with Travelmax.
There are daily flights from JHB International directly to Vilanculos with Pelican Air & Lam airlines.

Communication.

Vilanculos has land lines as well as cellular networks. ( MCEL and VODACOM )
At all the properties there is good cellular reception.
Just recently TDM ( Teledata Mozambique ) offers a wireless telephone system, capable of Internet; Fax and Telephone. Initial cost of unit +/- R1500.00. International call’s costing +/- R2.20 per minute. Internet usage US$ 2.25 per hour.

Shops Restaurants etc.

There are numerous Restaurants and Lodges in Vilanculos.
General groceries; Liquor; Vegetables are available from the local supermarket and shops at competitive prices.
There are also a few Hardware stores that carry general hardware and building supplies.

Security.

Mozambique is virtually free of violent crime.  In Vilanculos there have been no reports of violent crimes.

Recreational.

Vilanculos and the Archipelago have numerous activities, sites, fishing etc.
One of the main attractions bedsides some of the best fishing in the world, is snorkeling at two mile reef just off the northern point of Benguera. This is known to be one of the four best snorkeling sites in the world.  At low tide the water level is approx 1.5m deep allowing for non divers to enjoy the beautiful reef fish and corals that one would normally only see if you were a diver. ( No sharks though ).

Medical.

One of the most frequent asked questions is. What about hospitals ?.

As there is a lack of proper hospitalization we are currently negotiating to build a trauma unit in Vilanculos to accommodate any Emergency and stabilizing of patients until they can be airlifted to the nearest Hospital ( Nelspruit ).  There are insurance plans one can take out with MRI Rescue and other insurance companies.

The People.

Mozambicans are extremely friendly and willing.  The official language spoken is Portuguese. However, due to the influx of South Africans and foreign tourists, the locals have learned to speak English and communication is easy.

The partners of Hotel Solar dos Marcos, located in Portugal, are interested in finding an investing partner or selling the company and property in totality. The hotel, which is in close proximity with Spain, has been classified as excellent architectural value by the Portuguese General Directorate of Tourism.

Real Inn dos Marcos is a historic palace that has been reconstructed from an old Episcopal residence (18th century). Located in the Portuguese village of Bemposta, where D. Manuel Martins Manso, Bishop of Guarda, was born and lived. The Bishop Martins-Manso added the chapel to the original building, in honour of the Holy Mary, in the second half of 18th century.

The 4-star property currently integrates eight double rooms with one room adapted for the physically challenged, one suite, rooms and suites all with room of bath, conditional air, TV satellite,an extensible restaurant for up to 140, a bar, one multi-functional hall for 40 places, private garage covered for 13 places, private chapel and a garden with swimming pool.

Due to the localisation of the hotel and its topology of construction, it is possible to extend it by acquisition of adjacent old gardens and rural houses, however keeping the hotel's main entrance.

The factors that could accelerate the success of the Solar are identified as investment by increasing the number of rooms, investment in equipment for tourist entertainment; mini-golf, own boat, 4x4 vehicles, marketing and publicity in Spain and Portugal; and the effective integration in international tourism circuits.

Other opportune factors that contribute include the hotel's location in the Nature Park of International Douro (PNDI), therefore offering favourable conditions for the development of a local tourist market, with special emphasis on ecological tourism and adventures. It offers the opportunity of going on a boat trip along the River Duero, trips by car or excursions on foot around the most important areas of the International Duero Natural Park and the "Arribes del Duero" Park.
