There are two categories of land in Mozambique.
1. Municipal:- Within
municipal boundaries of the town. General property law within municipal and agricultural areas.
Improvements, whether
it is the construction of a mansion or a fisherman’s cottage, must
commence within two years of acquisition in order for the lease to take
effect. Once the improvements are complete the owner becomes the title
holder in respect of the improvements. The lease is fully transferable, should the lessee wish to dispose of it to a third party. However, due to the influx of South Africans and foreign tourists, the locals have learned to speak English and communication is easy.
